    Find the actual source

    We walk the property and work out where the water is coming from. Very often the visible puddle is downstream of the real problem, and fixing the puddle alone just moves it.

    Pick the right system

    Regrading, French drain, catch basins, channel drain, swale, dry creek bed or downspout routing — usually two or three working together. We explain what each does and why yours needs what it needs.

    Locate utilities

    Georgia 811 is called before excavation. Drainage lines run at depths where hitting something matters.

    Excavate to fall

    Trenches are cut to a consistent slope so water actually moves. A flat drain line is a buried problem.

    Install properly

    Perforated pipe, correct gravel, filter fabric to stop clay silting the system up. Clay migration is what kills cheap French drains in Georgia within a few seasons.

    Discharge and restore

    Water is taken to a safe, legal outlet — never onto a neighbour. Trenches are backfilled, graded and the surface restored.

How much does yard drainage cost in Atlanta?

Why does my yard flood when my neighbour is fine?

Usually grade and soil. You may be at the low point of the natural drainage path, or your clay may be more compacted. Roof and driveway runoff that is not being routed anywhere also concentrates a surprising amount of water into one spot.

Will a French drain fix standing water?

Often yes, but not always on its own. If the ground slopes toward the problem, a drain alone is fighting the grade. The durable fix is usually regrading plus a drain, and we will say so rather than selling you a drain that underperforms.

Where does the water go?

To a safe, legal discharge point — a lower part of the property, a storm structure where permitted, or a daylight outlet. Never onto a neighbouring property. That is both bad practice and a good way to get into a dispute.

How long does a French drain last in Georgia clay?

Decades if it is built with proper filter fabric and the right gravel. Years, not decades, if it is not — clay silts into the pipe and the system slowly stops working. The fabric is not the place to save money.
