Most crawl space and foundation water problems in metro Atlanta are surface water problems. Roof water and yard runoff are being delivered to the base of the wall, and the ground around the house slopes the wrong way.

We fix it from the outside — regrading to move water away, perimeter drainage to intercept what remains, and routing downspouts to a proper discharge rather than a splash block.

How the job runs

    Diagnose the source

    Roof water, surface runoff, a high water table or a failed gutter are all different problems with different fixes. Getting this wrong means spending money on the wrong solution.

    Regrade away from the house

    Positive fall established around the perimeter — roughly six inches over the first ten feet. This alone solves a surprising number of cases.

    Perimeter drainage

    Where regrading is not enough, a perimeter drain intercepts water before it reaches the wall and carries it away.

    Route the roof water

    Downspouts piped underground to a proper discharge point well away from the foundation. Splash blocks are not a solution in Georgia rainfall.

Why is my crawl space wet?

Usually surface water and roof water reaching the perimeter, not groundwater. That is good news, because surface water is far cheaper to fix.

Do I need an interior or exterior system?

Exterior work — grading, perimeter drainage and downspout routing — solves the majority of metro Atlanta cases and addresses the cause. Interior systems manage water that has already arrived.

How far should downspouts discharge from the house?

As far as the grade sensibly allows, and always beyond the backfill zone. Ten feet is a common minimum; further is better.

Will this stop my foundation cracking?

It removes the main driver — repeated wetting and drying of clay against the footing. Existing structural cracks need a structural engineer, and we will tell you when that is the right call.
